3. steps to buy real estate

1. Selection of real estate

  • You choose a property on my website and contact me = the easiest option.
     

  • You fill in the specification of the property in the form on the website so that I know what to find for you.

2. Inspection of the property

Personal on site or online
 

  • A thorough personal inspection of properties with the option of a virtual inspection from the comfort of your home.

 

  • Inspection of noise, dustiness, adequacy of fees in place and time, actual property condition, prices and availability of sockets and energy, functionality of waste in bathrooms, inspection of property's debt-free status, parking, civic amenities, transport services.

  • Checking the adequacy of the price in place and time. Based on the available statistics, a qualified estimate of the profitability and liquidity of the property over time.

  • A qualified estimate of the costs of necessary repairs or investments in equipment.

  • Interview with neighbors on the topic of how they live here, what bothers them, etc. Checking the quality of community services and rules, such as waste (trash bins), opening hours of the pool, or other common areas.

  • In general, a detailed inspection of everything necessary for your decision, which is not in the ad.

3. You've made your choice, you're in

And now comes the hardest work
 

  • I will try to negotiate a discount for you.

  • It is necessary that you plan your journey min. for 7 days.  I will help you ensure quality and affordable accommodation. I will arrange transfers for you to the airport. I will assist you in the entire process of buying a property.

  • A meeting with a lawyer. I will provide an erudite lawyer who will represent you, defend and protect your interests. He will draw up a reservation contract, a power of attorney with a notary and other legal requirements. All funds for the purchase of the property will go to the attorney's escrow and will be released to the seller only after the purchase contract is signed.

  • ​Approximately 8-9% for taxes, fees, commissions and palmares must be added to the property price.Overview of fees here

  • You will fly back to the Czech Republic as the new owners of the property.
